Grayton Beach: The Soul of 30A

If Rosemary Beach is the crown jewel of 30A and Seaside is its most famous community, Grayton Beach is its soul. The oldest community on the highway, Grayton has a character that is entirely its own — unpretentious, creative, deeply rooted in the natural landscape, and fiercely resistant to the kind of homogenization that has affected other beach communities.

A Place with History

Grayton Beach has been a destination since the late 19th century, when the first families began building summer cottages here. The community grew slowly and organically over the decades, and that organic growth is visible in the eclectic mix of old Florida cottages, newer construction, and everything in between that defines the neighborhood today.

The result is a community that feels genuinely lived-in — a place with stories, with character, and with a sense of continuity that newer planned communities simply cannot replicate.

Grayton Beach State Park

The state park that bears the community's name is one of the crown jewels of the Florida state park system. Consistently rated among the best beaches in the country, the park preserves a stretch of coastline that is as close to pristine as you will find on the Gulf Coast. The coastal dune lake within the park — Western Lake — is one of the most beautiful bodies of water in Florida.

The Real Estate Market

Grayton Beach offers a range of property types, from original old Florida cottages to newer construction homes. The market here is driven by buyers who specifically want Grayton's character — they are not looking for a planned community, they are looking for something real.

Prices have risen significantly over the past decade as 30A's profile has grown, but Grayton still offers value relative to some of its more heavily marketed neighbors.
