How the Remote Buying Process Works
Define Your Goals
Before searching listings, get clear on your use case — personal vacation home, short-term rental investment, future primary residence, or a combination. Your goals determine which areas, property types, and price points make sense.
Live Video Walkthroughs
For every property you're seriously considering, I conduct a live FaceTime or Zoom walkthrough — not a pre-recorded tour. You direct the camera, ask questions in real time, and get honest commentary on what I'm seeing, including things the photos don't show.
Offer and Negotiation
Once you've identified the right property, I handle the offer strategy, negotiation, and contract execution on your behalf. Florida contracts are signed electronically — no fax machines, no overnight mail.
Due Diligence
I attend the inspection on your behalf and give you a real-time report. I review the condo documents — budget, reserve fund, milestone inspection status, meeting minutes — and flag anything that should affect your decision or your price.
Remote Closing
Florida allows fully remote closings through Remote Online Notarization (RON). You sign your closing documents via a secure video call with a licensed notary from anywhere in the world. No travel required.
